A comparative market analysis is a report compiled by a real estate professional right before your house goes on the market. A CMA gives you information (sometimes to referred to as “comps”) about houses similar to yours (in size, amenities, and location) that are either on the market, have recently sold, or were listed and expired (usually because they were priced too high and no one bought). The price you will ask for your home is ultimately your decision but I will help you to determine what you will likely be able to get for your home in today’s market and give you some idea of how long the numbers suggest it will take to sell.
